She can walk easily to a grocery, restaurants etc etc without crossing major roads. She is as independent and happy as she can be. And, helpful to us, she is no more than five minutes from our home. Barry made it the easiest real estate closing I have ever experienced
My wife, Lynn and I met Barry when we decided to buy a seasonal home in Scottsdale. We have visited Scottsdale many times but didn’t know anything about the housing market and the local communities. His patience would be further challenged by the fact that Lynn is very particular. We have built every house we have lived in because she could never find a resale that was acceptable. But we didn’t want to build again.

We first met Barry three and a half years ago while looking for a home in the North Scottsdale area. After Barry showed us several homes in several areas of North Scottsdale, we decided we wanted to be in the Mirabel community Barry helped us make offers on two properties and eventually we decided on our current home in Mirabel.
We found Barry to be extremely knowledgeable on the geographical areas we were considering, but also very much in touch with market conditions at the time. It took several back and forth negotiations with the current owner to finally seal the deal. Throughout the process, Barry remained professional while advising us on how best to proceed. When my wife and I decided to sell our home in North Scottsdale, I contacted two friends who had sold their homes over the prior two years. Both had used Barry and recommended him highly. So we contacted Barry who arranged a convenient time to visit our home and prepare a market analysis and marketing plan. Within a week Barry presented both and we were extremely pleased with the depth of analysis and detail and quality of the marketing plan. I say this as a somewhat experienced home seller as we have sold several homes in prior years and were familiar with what other Realtors had presented as detailed market analysis and marketing plan. My wife and I listed our home at 11549 E. Penstamin Drive in Scottsdale with Russ Lyons / Monson Realty and we would like to recognize Barry Van Patten for his exceptional work and his real estate professionalism. Barry was unknown to us but was recommended by Tom Locati when we were thinking about selling in February 2013. It was not more than 15 minutes after hanging up with Tom that Barry called to schedule a meeting with us to introduce himself and to discuss selling our home and since that time Barry has gone “far above and beyond” in all aspects of the process of selling an upper end home in the Scottsdale real estate market.
He guided us in the proper listing price, he set realistic expectations on how long it would take to sell the home in the market conditions facing us and he represented us and our home exceptionally well at each viewing. He would provide us with a showing overview with visitor comments after each showing and would also provide us with further visitor feedback after speaking with the other real estate agent a few days later. When we became a bit frustrated with no workable offers after about 10 months Barry coached us not to reduce our price even though our home was the most expensive in our neighborhood. Barry knew our builder and involved him when prospective buyers considered modifications to the home. His positive attitude and his high moral and business ethics gave us great confidence in Barry when others in the real estate business were not as honest or forthright in their actions.
We have purchased and sold several homes and we have worked with many Realtors but none can compare to Mr. Van Patten. He took nothing for granted and he was heavily involved in all aspects of the process from creating a 4 page list of features offered in our home, to arriving early for every viewing to put out the patio cushions if we were not in town to do so and staying late to put them away. About once a quarter he would update us on the market conditions and the competitive homes in our selling area with detailed analysis of where the market was going and where we were positioned. Barry worked with the appraiser and the home inspector to make sure we were well represented and he offered to be at the home when a few service people were scheduled to correct issues on the BINSR. Barry negotiated with the buying real estate agent in several areas and represented us well by looking out for our best interests, even over his. Barry was on top of everything throughout the sales effort.
